    What your parcel is zoned, plus hillside, historic, coastal, or fire-zone overlays that add requirements on top of state law.

    Setbacks and buildable area

    Where the structure can physically sit once side, rear, and separation requirements are applied to your actual lot lines.

    Utilities

    Whether the existing panel, sewer line, and water service can carry another unit, or what it takes to upgrade them.

    How material and equipment reach the back of the lot. On tight or hillside lots this drives a real part of the cost.

About this check

Is this an official zoning determination?

No. It is a general read based on California ADU law as of 2026 and the answers you give. Local ordinances, overlays, easements, and utility capacity can change it. We confirm everything on a site visit before you spend money on plans.

How accurate are the sizes it shows?

They are typical ranges for lots like yours, not a promise. The final size comes from setbacks, existing structures, and what your city allows on that parcel.

Do I need to give my address or email to see the result?

No. The check runs in your browser and shows the result immediately. Contact details are only needed if you want us to come look at the property.

What if my property is a condo or townhome?

ADUs usually are not available to an individual condo owner, because the HOA and the ownership structure govern the building. Interior remodels often still work, and we are happy to read your CC&Rs with you.

What happens on the free feasibility visit?

We walk the property, look at zoning, setbacks, utilities, slope, and access, talk through what you want the space to do, and follow up with a written estimate for the scope that makes sense.
