Burbank is its own city with its own building department, so the process is not the same as it is a few minutes away in Studio City. Much of the housing stock dates from the 1920s through the 1950s: Spanish-style and traditional bungalows in Magnolia Park, ranch homes in northwest Burbank, and larger lots in the Rancho near Griffith Park. Many of those houses are small by current standards, which is why most of the calls we get here are about adding on, rebuilding, or adding a second unit.

Bungalows, ranch homes, and the Rancho

In Magnolia Park and the neighborhoods around downtown, lots are moderate and garages often sit at the rear. Owners usually either expand the house with a home addition at the back or, when a two-bedroom bungalow no longer fits the family, replace it with a new home built to current code. A detached ADU or a garage conversion is the lighter option on the same lot and often goes in alongside the main work. In the Rancho Equestrian District, lots are deeper and some zoning allows horse keeping, which affects where structures can go on the property. On the hillside streets above Sunset Canyon, fire zone and slope rules apply.

Working with the City of Burbank

Burbank reviews plans through its Community Development Department. New construction and additions go through zoning and building plan check, and the city also has its own ADU standards layered on state law, including design and objective standards. KR prepares drawings to those standards and manages corrections and inspections. For owners of older homes, we often pair the work with kitchen remodeling or an electrical service upgrade in the main house.

Can I build a new house in Burbank?
