Home Additions in Los Angeles and Orange County

KR Building & Remodeling Inc. builds room additions, second-story additions, primary bedroom suites, kitchen and family room expansions, and garage additions for homeowners across Los Angeles County and Orange County. KR manages the permits, structural work, and construction so the new space ties cleanly into your existing home.

An addition lets you stay in the home and neighborhood you already chose while getting the space you need. The hard part is making new construction meet old construction: matching roof lines, tying into the foundation, and bringing the new space up to current code. KR has over 10 years of construction experience and a California general contractor license (#1127167). We handle the plans, permits, and build from start to finish.

A-102.1

Building out or building up

A ground-level addition is usually simpler when you have yard space and room within your setbacks. It needs a new foundation and roof tie-in but leaves the rest of the house mostly untouched. A second-story addition keeps your yard intact and works well on tight lots. It often requires engineering to confirm the existing foundation and walls can carry the new load, and sometimes structural upgrades before framing starts. KR reviews your lot and structure to help you choose.

A-102.2

Primary suites and kitchen expansions

The most common additions we see add a primary bedroom with its own bathroom and closet, or open up a cramped kitchen into a larger kitchen and family room. These projects often pair new square footage with remodeling inside the existing home. If your addition includes a new kitchen or bath, we coordinate that work together with kitchen remodeling so the old and new spaces feel like one house.

Permits and inspections for additions

Every addition that adds square footage needs a building permit. Plans typically include architectural drawings, structural calculations, and Title 24 energy compliance. In the City of Los Angeles, plans go through LADBS. Other cities, like Burbank, Glendale, and Pasadena, have their own departments and zoning standards. Hillside and coastal properties can have extra review. KR submits plans, responds to corrections, and schedules inspections at foundation, framing, rough systems, insulation, and final.

A-102.4

Addition or ADU?

If the extra space is meant for a family member or a renter, compare an addition with an ADU. An ADU has its own kitchen and entrance and can be rented separately, and state law protects many ADU projects from local restrictions. An addition simply makes your home larger. Costs for either vary with size, site, and finishes, and KR provides a written estimate after a site visit. Request an estimate to talk through your options.

FAQ

Home Additions FAQ

Do I need a permit for a room addition in Los Angeles?

Yes. Any addition that adds square footage requires a building permit, along with plans and structural calculations. In the City of Los Angeles, permits go through LADBS. KR handles the submission and inspections for you.

Can my house support a second-story addition?

Many homes can, but it has to be confirmed by a structural engineer. Older foundations and walls sometimes need reinforcement before a second floor can be added. KR coordinates that evaluation early so there are no surprises after demolition.

How long does a home addition take?

Design and permitting often take a few months. Construction for a single-room addition commonly takes a few months, while second-story additions take longer. KR gives you a schedule once plans are approved.

Can I live in my home during an addition?

Often you can during a ground-level addition, since most work happens outside the existing footprint until the tie-in. Second-story additions usually involve opening the roof, so many families move out for part of the project. KR will tell you what to expect for your specific scope.

Should I build an addition or an ADU?

Build an addition if you want more space in your own home. Build an ADU if you want a separate unit with its own kitchen and entrance that can house a relative or a tenant. KR can price both so you can compare.
